need to remove daughter from house ownership, is this a lengthy process?

That depends on whether your daughter wants to be removed. You have to purchase her interest and if she doesn't want to sell, absent a buy-sell contract, you cannot force her to sell. If she agrees to sell, or even gift her interest back to you, then it is a quick process. Just go see a real estate lawyer together.
