There is a sign saying , not liable for personal injury

I fell down stairs coming from parking lot on landlords property and broke my back and ribs, now I can,t work, is the landlord liable.

A sign saying they are not liable in and of itself would not create immunity from a civil lawsuit for personal injury. 
A landlord has a resonsibility to take reasonable steps to keep their premises in a reasonably safe condition.  If they fail to do so, and if that failure causes injury to others then liability may follow.
On the other hand, simply falling and injuring one self is not enough to create fault on behalf of the landlord.  There needs to be some deficiency in the condition of the premesis leading to the injury.  Here is a link to my archived posts discussing this area of law in further detail.  If you take some time to read the case summaries it may be of assistance in providing a working knowledge of this area of the law:
