My rights as a commercial tenant

Hello, I currently rent a commercial unit in Ontario. My landlord is currently putting the property up for sale, and im very anxious about where that leaves me. Do I have to leave when the new owner buys the property? I'm only in my first year of the lease and have 2 more years to go! The landlord is somewhat hinting that its up to the new owner if i stay or go. Thanks for your time.

The wording of the lease governs. If you have a firm lease in writing that complies with the Act, you cannot be removed due to a sale in most instances, absent a provision of the lease or unless you are in breach oif the lease. Meet all obligations, keep meticulous records, and be wary of landlord indulgences that imply you are agreeing to change the lease terms.
